Property Bank Australia – Speculative Fitout

Ahead of leasing a commercial space in Hawthorn East, our client engaged ODC Design to deliver a speculative fitout presenting a premium, 288sqm plug-and-play workspace to attract prospective tenants. Subtle but striking design changes included removing built elements from the front of the tenancy and creating new ones at the rear to increase natural light, adding greenery throughout to activate the space, and aligning material selection and glazing details with existing high-end lobby finishes to achieve a seamless transition from entry into the tenancy. Layout enhancements included a central kitchen and incorporating a new games area to encourage relaxation and connection, with mirrors used in both to add depth and layering to the space. Feature curved paint was also added to walls to introduce colour and shape throughout, with calming browns in workspaces and engaging greens in meeting and quiet rooms, as well as the games area.
